These Terms of Service (“Terms”) govern your access to and use of stg-httpsadvisorsgreececom-stagegr.kinsta.cloud and any related services, features, content, or applications (collectively, the “Services”) provided by APLAUSO DOURADO UNIPESSOAL LDA (“Advisors Greece”, “we”, “us”, or “our”). By accessing or using the Services, you (“you” or “User”) agree to these Terms in full. If you do not agree, you must not use the Services.

1. Definitions

Account: A unique account created for you to access our Services.

Content: All text, graphics, images, data, software, and other materials available through the Services.

Engagement Letter: The individual written agreement between you and Advisors Greece that documents the scope, fees, and specific terms of the advisory engagement.

Personal Data: Any information relating to an identified or identifiable individual.

Services: The website stg-httpsadvisorsgreececom-stagegr.kinsta.cloud and any related advisory, coordination, scouting, and information services provided by our team.

Website: The website located at https://stg-httpsadvisorsgreececom-stagegr.kinsta.cloud.

You/User: The individual or entity accessing or using the Services.

2. Scope of Services

Advisors Greece provides independent advisory, property and developer analysis, scouting, coordination, and related services for the Greek Golden Visa investment programme and the broader Greek residential property market. Our work covers:

Independent screening of active developers across the €250,000 conversion and restoration route
Bespoke property search across resale, off-market, and private-sale segments from €400,000 upward
Coordination with independent Greek legal counsel for due diligence, notarial representation, tax representation, and Golden Visa application
Coordination of additional third-party service providers including notaries, banks, surveyors, and international wire providers

We may modify, suspend, or discontinue any aspect of the Services at any time, with or without notice, and we will not be liable for any such modification, suspension, or discontinuance.

2.1 No Investment, Legal, or Tax Advice and Risk Acknowledgment

APLAUSO DOURADO UNIPESSOAL LDA IS NOT A REGISTERED INVESTMENT ADVISER, BROKER-DEALER, LAW FIRM, OR FIDUCIARY.

The Services, including any guidance or information provided in relation to Greek Golden Visa investment options, property opportunities, market data, or developer analysis, are offered purely for informational and educational purposes and DO NOT constitute:

Investment advice
Financial advice
Legal advice
Tax advice
A recommendation, solicitation, or offer to invest in any specific property, project, or product

You acknowledge and agree that:

All investment and property purchase decisions are made at your own risk and sole discretion
You should consult with licensed investment advisers, legal counsel, and tax professionals in your home jurisdiction and in Greece before making any investment or purchase decision
Past performance of property values, rental yields, or developer projects does not guarantee future results
Greek property markets are subject to regulatory, economic, and other risks beyond our control

APLAUSO DOURADO UNIPESSOAL LDA shall not be responsible or liable for any losses, damages, or expenses arising from your investment or property purchase decisions, including without limitation any loss of capital, loss of expected returns or yields, opportunity costs, or consequential damages.

3. Account Registration and Security

You must be at least 18 years old and have the legal capacity to enter into binding contracts.
You agree to provide accurate, complete, and current information during registration and to update it to keep it accurate.
You are responsible for maintaining the confidentiality of your account credentials and for all activities under your account.
You agree to notify us immediately of any unauthorised use of your account.

4. User Conduct and Obligations

You shall NOT:

Use the Services for any unlawful purpose or to violate any local, national, or international law
Attempt to gain unauthorised access to any portion of the Services or other accounts, systems, or networks
Reverse engineer, decompile, or disassemble any portion of the Services
Interfere with or disrupt the integrity or performance of the Services
Transmit any viruses, worms, malware, or any items of a destructive nature
Use automated means including bots and scrapers to access or collect data from the Services
Impersonate any person or entity
Submit false, misleading, or fraudulent information

5. Fees, Engagement Model, and Compensation

5.1 Engagement Fee Structure

Advisors Greece operates on a transparent engagement fee model designed to align our work with your interests rather than with seller or developer commissions. The applicable engagement category, fee, and credit treatment are agreed at the start of your engagement and documented in your individual Engagement Letter.

5.2 Engagement Categories and Fees

We offer three engagement categories.

Category A — Remote Advisory Engagement For clients pursuing the €250,000 conversion or restoration route, executed remotely from the client’s home country. Fixed engagement fee: €1,500. Treatment: The full fee is credited against our success fee upon successful completion of the qualifying property investment.

Category B — Bespoke Search with On-Site Scouting (Standard) For clients commissioning a bespoke property search that includes a two-day on-site scouting visit by Advisors Greece personnel. Fixed engagement fee: €3,000. Treatment: €1,500 is retained by Advisors Greece to cover advisory work, scouting, and associated travel costs. The remaining €1,500 is credited against our success fee upon successful completion of the property purchase.

Category C — Bespoke Search with Extended Scouting For clients commissioning a bespoke property search that includes on-site scouting beyond two days. The base engagement fee of €3,000 applies (with €1,500 retained as in Category B), plus a per diem covering each additional day of on-site work. Per diem rates vary by destination and season:

Per diem table:

Athens: €300 per day (Shoulder/Mid Season Oct-May), €350 per day (Peak Season Jun-Sep)
Standard islands and remote regions: €350 per day (Shoulder/Mid Season Oct-May), €450 per day (Peak Season Jun-Sep)
Mykonos, Santorini, and luxury destinations: Quoted in the Engagement Letter (both seasons)

Per diem amounts are retained in full as cost pass-through and are not credited against the success fee.

5.3 Success Fee and Third-Party Compensation

Advisors Greece may receive compensation from property developers, real estate intermediaries, or related service providers in connection with successful client investments. Such compensation does not determine which properties are recommended or shortlisted. Recommendations are made on the basis of alignment between the property’s characteristics and the client’s documented brief, applied through our 36-data-point evaluation framework.

5.4 Independent Legal and Professional Fees

Legal services for property due diligence, notarial representation, tax representation, AFM (Greek tax number) issuance, banking, and Golden Visa application are provided by independent Greek legal counsel introduced by Advisors Greece. These services are billed separately and directly by those independent professionals. Advisors Greece does not receive compensation in connection with the fees you pay to independent legal counsel or other independent professionals.

5.5 Government and Administrative Fees

Government application fees, card issuance fees, renewal fees, property transfer taxes, notarial fees, Land Registry fees, translations, apostilles, and similar administrative or governmental costs are payable directly by you to the relevant authorities or service providers and are not part of the engagement fee. Indicative ranges may be discussed during engagement, but final amounts are determined by the relevant authorities and providers.

5.6 Cooling-Off Period

If you are a consumer resident in the European Economic Area or the United Kingdom, you have the right to withdraw from these Terms and from your Engagement Letter within fourteen (14) days of execution, without giving any reason, unless you have expressly requested that we begin performing the Services before the end of the cooling-off period. If you have requested early performance and we have already begun work, you remain liable for the proportional value of Services delivered up to the date of withdrawal.

5.7 Refunds

Outside the cooling-off period set out in section 5.6, the engagement fee is non-refundable except as expressly provided in your Engagement Letter. The credit-on-completion mechanism described in this Section 5 is not a refund. It is a reduction of our success fee at the point of qualifying investment completion.

5.8 Payment Terms

The engagement fee is payable upon execution of your Engagement Letter. Per diem amounts are billed and payable as invoiced during or following the relevant scouting period. Currency is Euro. Bank transfer details are provided in the Engagement Letter.

5.9 Fee Updates

We may revise the engagement fees and per diem rates set out in this Section 5 from time to time. Updates apply to engagements signed after the effective date of the revision. Engagements already executed under prior fee terms remain governed by those terms unless otherwise mutually agreed in writing.

6. Intellectual Property

All rights, title, and interest in and to the Services, including Content, property analysis reports, scoring frameworks, comparison tables, trademarks, and logos, are owned by APLAUSO DOURADO UNIPESSOAL LDA or its licensors. Nothing in these Terms grants you any ownership rights to the Services or Content.

7. License to Use Content

We grant you a limited, non-exclusive, non-transferable, revocable license to access and use the Services for your personal or internal business purposes.
You may NOT republish, redistribute, or commercially exploit Service content.
Your license terminates immediately upon termination of these Terms.

8. User Content

By submitting any content, information, or materials to us (including through inquiry forms, consultations, or communications), you:

Grant us a worldwide, royalty-free, sublicensable license to use such content in connection with providing the Services
Represent and warrant that you own or have all necessary rights to grant this license
Acknowledge that your content does not infringe any third-party rights
Understand we may remove or refuse to display any content at our sole discretion

9. Disclaimers

THE SERVICES ARE PROVIDED “AS IS” AND “AS AVAILABLE”, WITHOUT WARRANTY OF ANY KIND, WHETHER EXPRESS, IMPLIED, STATUTORY, OR OTHERWISE.

To the fullest extent permitted by law, APLAUSO DOURADO UNIPESSOAL LDA disclaims any implied warranties of merchantability, fitness for a particular purpose, title, and non-infringement.

We do not warrant that:

Specific Greek Golden Visa properties or developers will remain available, deliver on time, or perform as projected
Greek Golden Visa applications will be approved within any specific timeframe or at all
Greek property values, rental yields, or market conditions will perform as projected by any third party
Greek government policies, processing times, or legal requirements will remain unchanged

10. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY PORTUGUESE AND EUROPEAN UNION LAW, IN NO EVENT SHALL APLAUSO DOURADO UNIPESSOAL LDA, ITS OFFICERS, DIRECTORS, EMPLOYEES, OR AGENTS BE LIABLE FOR:

Any indirect, incidental, special, consequential, or punitive damages
Any loss of capital, property value losses, or rental income shortfalls
Loss of profits, revenue, savings, or expected returns
Business interruption or opportunity costs
Data loss or reputational harm
Legal, regulatory, or tax consequences
Greek Golden Visa application rejection, delay, or revocation
Failure of any developer, seller, notary, lawyer, or other third-party provider to perform

arising from:

Your use of the Services
Your investment or property purchase decisions
Your reliance on any information provided

In any case, the maximum aggregate liability of Advisors Greece arising in connection with these Terms or the Services shall not exceed the engagement fees actually paid by you to Advisors Greece in the six (6) months preceding the event giving rise to the claim.

11. Indemnification

You agree to indemnify, defend, and hold harmless APLAUSO DOURADO UNIPESSOAL LDA, its officers, directors, employees, agents, and affiliates from any claim, demand, liability, loss, damages, or expenses (including reasonable attorneys’ fees) arising from:

Your breach of these Terms
Your use of the Services or your investment or property purchase decisions
Your violation of any law or third-party right
Any information or content you provide
Your violation of Greek immigration, property, or tax law
Your violation of any law in your country of residence or citizenship in connection with your Greek property purchase or Golden Visa application

12. Force Majeure

Neither party shall be liable for any delay or failure to perform due to circumstances beyond its reasonable control, including but not limited to:

Greek government regulatory changes to the Golden Visa programme
Greek Migration Ministry processing delays or backlogs
Changes to Greek property law, zoning, or municipal regulations
Greek Land Registry, notarial, or tax authority delays
Acts of war, terrorism, strikes, civil unrest, pandemics
Government orders or changes to Greek or European Union immigration law
Failure of independent professionals, developers, or sellers to perform

13. Dispute Resolution and Arbitration

Any disputes arising under these Terms shall be resolved as follows:

Informal Resolution: Contact us first to attempt informal resolution within 30 days.
Arbitration: If informal resolution fails, disputes shall be resolved by binding arbitration in Lisbon, Portugal, in accordance with the rules of the Centro de Arbitragem Comercial de Lisboa or another mutually agreed Portuguese arbitral body.
Class Action Waiver: You and Advisors Greece waive the right to a jury trial and any right to participate in a class or representative action.
Exceptions: Either party may seek injunctive relief in Portuguese courts for intellectual property infringement or violation of confidentiality obligations.

Nothing in this section affects the mandatory rights of consumers under their applicable law of residence in the European Economic Area or the United Kingdom.

14. Governing Law and Jurisdiction

These Terms shall be governed by and construed in accordance with the laws of Portugal and applicable European Union regulations, without regard to conflict of law principles. Where the Services involve Greek property transactions, immigration applications, or Greek-law-governed agreements, the relevant substantive Greek laws will apply to those specific instruments and transactions independently of these Terms.

15. Termination

APLAUSO DOURADO UNIPESSOAL LDA may suspend or terminate your access to the Services at any time, with or without cause or notice, for reasons including but not limited to:

Breach of these Terms
Suspected fraudulent or illegal activity
Request by law enforcement or government agencies
Extended periods of inactivity

Upon termination, your right to use the Services immediately ceases. Provisions that by their nature should survive (including intellectual property, fees treatment, disclaimers, limitation of liability, and indemnification) shall remain in effect.

16. Changes to Terms

We may revise these Terms at our discretion. We will post updated Terms with a new Effective Date and, if required by law, notify you by email. Your continued use of the Services after changes constitutes acceptance.

17. Severability

If any provision of these Terms is held invalid or unenforceable, that provision shall be struck and the remaining provisions shall remain in full force and effect.
