Your discreet buyer’s agent for
luxury Greek property.
We represent your interests,
never a seller’s.
We are on the ground in Greece,
so you don’t have to be.
What is bespoke property search
Most agencies sell from a fixed inventory of partner-tied developer projects. We do something different. We hold no listings and represent no sellers. The starting point is your goals, not our inventory. Our only job is to scout the entire Greek market on your behalf: on-market, off-market, and before it reaches the market, including resale, private-sale, and opportunities not shown by listing agencies. The goal is to ensure lifestyle fit, capital appreciation, and capital preservation, alongside title cleanliness.
Our bespoke search covers Greek real estate from €400K, up to €1M and significantly above, including luxury properties in prime locations. The search supports discerning clients pursuing the Greek Golden Visa, and clients who simply want a Greek home regardless of residency qualification.
How we run a bespoke search
As your buyer's agent, we run a structured process designed for clients who do not live in Greece and cannot screen the market themselves.

What if you want a Greek home but not the Golden Visa
A meaningful share of our clients are not pursuing Golden Visa qualification. They want to buy property in Greece for retirement, family use, or as a primary residence. The residency programme is optional, not the point.
Our bespoke search applies the same 36-point framework and the same on-the-ground process whether or not residency is the goal. If you qualify and want it, the application is added to the workflow. If you don’t, the workflow runs without it. The work is the same. The outcome is yours to define.
What is the Greek property market context
The Greek real estate market has been one of Europe's strongest performing investment markets in recent years.
Sustained price growth
In the third quarter of 2025, residential property prices rose 7.7% year-on-year nationwide. New apartments are up 6.6%, existing apartments up 8.5%.
Strong transaction volumes
Transaction volumes climbed 32% year-on-year in early 2024 and have remained elevated since. Prime zones, the Athenian Riviera in particular, have outpaced national averages.
Two-speed market
High foreign and domestic demand meets limited new build supply in prime zones, and the divergence is pushing prices higher. For buyers entering the luxury segment at €400K and above, the context favours patient, bespoke search over rushed purchases.
Where we search
The Greek real estate market is geographically diverse. The right property depends on what you want from it.
Athens prime zones
Kolonaki, Kifissia, Lycabettus, Plaka, the Athenian Riviera. Premium urban living and year-round liveability. The buyer here wants a true city home with culture, restaurants, walkability, and direct flight access.
Athens suburbs
Voula, Glyfada, Vouliagmeni, Kifissia. Family-friendly residential zones with international schools, lower density, and direct sea or mountain access. The buyer here is typically relocating with family or planning a long-term second home for school holidays.
Peloponnese
Mani, Messinia, Argolida, Nafplio. Stone houses, restored estates, coastal villages, working farms. Significant value relative to the islands, year-round access from Athens. The buyer here values authenticity, space, and connection to traditional Greece.
Cyclades
Naxos, Paros, Sifnos, Tinos, Kea. Whitewashed Cycladic architecture, summer-led economy, strong appreciation in the smaller islands. The buyer here wants the iconic island feel without the crowds of Mykonos or Santorini.
Crete and Ionian
Chania, Heraklion, Apokoronas, Corfu, Kefalonia, Lefkada. Year-round liveability, larger property footprints, direct flights from Northern Europe. The buyer here typically wants a primary or semi-primary home in a place with full infrastructure.
Other coastal and lifestyle areas
Halkidiki, Pelion, Evia, smaller Aegean islands, Pelion mountain villages. Specific lifestyle profiles often off the mainstream foreign-buyer radar. The buyer here is patient, has done their research, and is looking for something distinctive.
What if I want a resale property, not new construction
A meaningful share of premium Greek property is resale, not new build. Heritage stone houses in the Peloponnese, restored townhouses in central Athens, mature villas on the islands. This premium real estate is rarely shown by listing agencies because it sits outside developer commission channels.
Resale property carries different risk than off-plan: title cleanliness, planning history, encumbrances, and structural condition matter more than delivery date. We address these directly through independent legal due diligence and, where warranted, surveyor reports before binding commitment.
What is the 36-point Property Scorecard for bespoke search
Every property in your shortlist is evaluated across 6 categories with data verified directly with sellers, legal counsel, and on-the-ground inspection. Each category covers multiple sub-criteria. The table below shows how our coverage compares to industry standards.
| Scorecard Categories | Industry Standard | Advisors Greece |
|---|---|---|
| Developer or seller track record (7) | ||
| Legal safety (6) | ||
| Property condition and unit-level analysis (5) | ||
| Neighbourhood (7) | ||
| Financial fit (6) | ||
| Client fit (5) |
Who buys through bespoke search
Across our luxury property clients, six buyer profiles recur. Each looks for different things. Each gets a tailored search.
The retiring expat
Downsizing toward Mediterranean climate. Wants a primary or semi-primary home with full infrastructure and reliable healthcare access.
The semi-relocator
Splits the year between home country and Greece. Wants a home that supports four to six months of residency annually without becoming a maintenance burden.
The post-exit founder
Recently liquid, often US or UK based. Plan-B mindset. EU optionality through investment, capital preservation, and lifestyle quality all matter equally.
The family second-home buyer
Already owns one or more properties elsewhere. Wants a Greek home for summers, school holidays, and multi-generational gatherings. Lifestyle-driven, not yield-driven.
The dual-citizenship strategist
Long-term commitment to the path from Golden Visa to permanent residency to Greek citizenship. Property is the asset, but residency strategy drives location and timing.
The legacy buyer
Buys with multi-generational intent. Often restoring a heritage luxury property or buying in a region with cultural significance. The investment is structured around capital preservation and long-term family use across generations.

What are the risks and considerations
Bespoke search is the right approach for specific buyer profiles. It is not for everyone.
Is bespoke search right for you
This is what to consider before commissioning a bespoke search.
- You want a Greek home that fits your life, not a brochure that fits the threshold
- You are looking for property between €400K and €1M and above
- You live outside Greece and cannot screen the market personally
- You value time and breadth of search over the cheapest entry point
- You are open to resale, off-market, and developer inventory equally
- You may or may not pursue the Golden Visa, and want both options preserved

Greek Property Search:
Frequently Asked Questions
Buying from a developer means choosing from that developer’s existing inventory, typically in newer urban projects. A bespoke search starts from your goals and scouts the full market: developer inventory, resale, private-sale, and off-market properties. It takes longer, but covers significantly more of what’s available, including properties that no agency lists publicly.
No. Many of our bespoke clients are not pursuing the Golden Visa at all. They want a Greek home for retirement, family use, or as a second residence. We support both paths equally. If you do qualify and want the Golden Visa, the application is added to the workflow at no compromise to the search.
We work with clients from €400,000 upwards. There’s no upper limit. We’ve supported buyers in the €400K to €1M+ range across Athens prime zones, Athenian Riviera, Cyclades islands, Peloponnese, Crete, and the Ionian.
Long-term rental yields in Athens and Thessaloniki typically run around 5% gross, around 3.5% to 4.5% net after taxes and management costs. Short-term rentals can reach significantly higher in tourist hotspots, but Golden Visa properties cannot be operated as short-term rentals. Yields vary by neighbourhood, property type, and management approach. We discuss realistic yield projections during engagement.
No, not for the standard residential routes. The €400,000 and €800,000 routes require a single property of at least 120 m². You cannot combine two smaller properties. If you want flexibility on multiple units, the €250,000 conversion or restoration route is the only Golden Visa option that permits this.
Buying a Greek home does not automatically make you a Greek tax resident. You become tax resident only if you spend more than 183 days per year in Greece. If you spend fewer days, you’re taxed only on Greek-sourced income (such as rental income from your property). Greek non-dom and pensioner flat-tax regimes are available to qualifying applicants who relocate.
Yes, but only on long-term contracts of six months or more. Properties acquired under the Greek Golden Visa cannot be listed on Airbnb, Booking.com, or other short-term rental platforms. If your property is not Golden-Visa-bound, short-term rental rules vary by location and follow current Greek regulations.
