Process management and Golden Visa application coordination

We DO NOT:

Manage, operate, or hold custody of any client investments or funds
Provide legal representation

Guarantee property delivery, value, yields, or Golden Visa approval
Act as fiduciaries

Clients pay a fixed engagement fee at the start of advisory work, agreed in writing in the Engagement Letter
A substantial portion of the engagement fee is credited against our success fee upon successful completion of the qualifying property investment
We may receive additional compensation from property developers, real estate intermediaries, or related service providers in connection with successful client investments
This compensation does NOT determine which properties or developers are recommended or shortlisted
Recommendations are made on the basis of alignment between the property’s characteristics and the client’s documented brief, applied through our 36-data-point evaluation framework

Our independence is maintained by:

Having NO partner-tied developer relationships that exclude other developers from analysis
Screening all 30+ active developers in the €250,000 conversion or restoration segment regardless of compensation structure
Extending bespoke property search to resale, private-sale, and off-market segments where no developer commission applies
Disclosing the engagement fee model openly in our Terms of Service

Specific fee amounts are set out in your individual Engagement Letter and in our Terms of Service.

7. Limitation of Liability
